Carbon Accounting Software for Australian Facilities Managers

Facilities managers own the Scope 2 electricity, refrigerant fugitive, and site-level operational emissions category across every building and every site. The bills arrive from AGL, Origin, EnergyAustralia, Alinta, Red Energy, Powershop, ActewAGL in every state and every format. The refrigerant service dockets arrive from HVAC contractors on paper. Carbonly is architected for that mixed inbound flow.

What changes for facilities managers and operations leads

  • AI document engine reads AGL, Origin, EnergyAustralia, Alinta, Red Energy utility bills across every state and per-site retailer
  • State-based NGA grid factors applied automatically per building location - VIC, NSW, QLD, SA, WA, TAS, NT, ACT
  • Location-based vs market-based Scope 2 dual disclosure without double entry
  • Refrigerant service dockets read via AI document engine, per-gas mass with AR5 for NGER and AR6 for AASB S2
  • Anomaly detection flags meter spikes and zero reads before they reach a published number
  • Per-facility Scope 2 breakdown for multi-site operations

What the system does

  • Per-supplier extraction templates auto-derived from 5 samples of each retailer's bill format
  • Match Provenance badge shows which factor edition applied (NGA 2024 vs NGA 2025)
  • Custom formulas for the long-tail refrigerant blends that don't have a standard NGA factor
  • Baseline snapshots preserve prior-year Scope 2 for AASB S2 paragraph 21 comparatives
  • Incident Management module tracks refrigerant leaks with root cause, remediation, and emission impact
  • MCP + Copilot: facilities manager asks "which sites are behind on Q3 electricity bills" and gets the answer with source records

Frequently asked

Does the platform know the state grid factor for each site?

Yes. Each site is assigned a location (state, or specific grid connection) and the correct NGA state factor is applied automatically - no manual lookup. When NGA publishes a new edition mid-year, the factor version is pinned per emission record so historical records continue to reference the edition applied at their activity date.

How does refrigerant tracking work?

Service dockets from HVAC contractors are read by the AI document engine (PDF, scanned image, phone photo). Refrigerant additions are tracked per system with per-gas mass. AR5 GWPs apply for NGER; AR6 GWPs apply for AASB S2 - the same activity data renders both regimes. The Incident Management module captures leak events with root cause and remediation.
